Finding the right Agent

Just as in every business relationship finding a person to work with who you make a connection with is vital to the success of the transaction. Real Estate is no different. You need to be able to talk to your agent, communication is key in any relationship. We recommend you interview at least 2-3 agents before selecting your agent. Of course our goal is to be included in those you interview but ultimately we want you to have the best experience possible in the sale of your home.

You’ve selected your agent now what?

You need to follow some tried and tested formulas to maximize your homes worth and availability. Below are some suggestions to staging your home for success. It is difficult to remove personal items but a necessary step in helping prep you for the sale of the home.

Exterior

  • House numbers should be easy to read.
  • Garage picked up and tidy.
  • All trash and debris picked up.
  • Cracked or broken window panes replaced.
  • Doorbell and door hardware in working order.
  • Any and all touch up painting done.
  • Keep yard well mowed, edged, and generally manicured till home is sold.
  • Overgrown vegetation should be cut back so as much of the home can be visible as possible.
  • Inspect the roof for any repairs or worn shingles that need replacing.
  • Add fresh mulch and seasonal flowers for curb appeal.
  • Stucco water stains can be removed using a mild bleaching agent.
  • Fences should be mended and visually appealing. (ie: painting/staining)
  • Wash all windows inside and out.

Interior

  • Lights should be on and drapes left open during the day.
  • Heat/cooling set at comfortable temperature.
  • Paint chips touched up and repaired.
  • Doors and cabinets properly shut and are neat and tidy.
  • **Valuable property out of reach, sight, and tucked away or locked in safe.**
  • Leaky taps and toilets repaired.
  • Burned out light bulbs replaced.
  • Squeaky doors oiled.
  • Hire help to give the house a thorough cleaning! Including base boards.
  • Check all caulking to make sure everything is properly sealed.
  • Pets removed or crated during showings.
  • All loud or personalized paint schemes should be repainted to be neutral.
  • Fireplace lit during cooler weather.
  • Cookies and bottled water out on kitchen bar during showings is a nice gesture.
  • All surfaces should be neat and tidy and clean.
  • Remove anything you do not use daily and store neatly in garage. This will help when you do sell and will minimize packing time.

Showings

  • It is vital that you do not decline showings.
  • You should leave the house every day as if a showing is scheduled. Picked up and straightened before leaving for the day.
  • If you will be in the area; light some candles and place some cookie dough in the oven on 200 degrees the aroma will fill your home and subconsiously link your home to happy emotions with the buyer.

Negotiating your Offer

  • The most important thing to remember is, the sale is business not personal. Try not to be offended if the buyer asks for a piece of furniture.
  • Listen to your agents advice.
